Entering Real Property Data in BEACON
The Property page is enabled whenever you answer Yes to the Property question in the Income and Asset Q and A Navigator.
Unless you indicate that ownership or accessibility is less than 100 percent, every real property asset type is treated as countable in full, and the countable amount for each program is displayed at the bottom of the page. You can change this amount, if appropriate.
- Real property types include:
- Building
- Burial plot
- Land
- Real estate
Note: One burial plot per client is non-countable for SNAP. BEACON, however, will not exclude the first burial plot for each household member. You will only enter the fair market value of a burial plot when a household member owns more than one burial plot.
The Real Property page captures the following information, as appropriate:
- type (required entry)
- fair market value (defaults to $0.00)
- encumbrance/lien amount (defaults to $0.00)
- equity value (fair market value minus encumbrance/lien amount system-calculated)
- location name and address (required entry)
- essential to employment (yes/no)
- farming terminated (date)
- signing agreement (date); and
- purchased with Native American payments (yes/no)
Warning: If there are no real property assets, check the No Real Property checkbox.
Reminder: The two icons at the top right-hand corner of this page are for Verification on the Fly and Case Notes. The icon at the bottom right hand corner of this page is for the Case History.
The Verification on the Fly Icon is available on all workflow pages. Click on the Verification on the Fly icon to enable it (a blue check mark will appear). You will be able to verify any new or changed item on this page without leaving the page. To turn off the Verification on the Fly, click on the icon again (the blue check mark will no longer appear). If the Verification on the Fly icon is not enabled you will have to visit the Verification tab to record receipt of a verification.
The Case Notes icon is available on all the workflow pages. The Case Notes icon can be used to make notes, concerning the page, actions taken or actions to be taken, for anyone visiting the page.; however, the Case Notes can only be viewed on the Narrative tab and not on the page itself.
The History icon is available on all the workflow pages. The History icon displays a historical record of past EBC transactions and the date entered, from most recent action to the first application.
Add a New Real Property Asset Record
- access the Real Property page
- select a client from the Members List (BEACON defaults to grantee)
- for Type, select the real property type from the following dropdown list:
- Building
- Burial Plot
- Land
- Real Estate
- for Fair Market Value, enter what would be considered the amount a buyer would pay for the property

Important: BEACON adds a decimal point only for whole dollar amounts (if $40 is entered, BEACON adds the decimal point and the amount will show as $40.00). You will need to add a decimal point when entering the value of financial holding that is not a whole dollar amount. ExampleExample

- for Encumbrance/Lien Amount, enter the dollar amount of any liens or encumbrances on the property
- equity Value: This field calculates the minus the Encumbrance/Lien Amount; this is a view-only field
- for % Owned, enter the percentage of the financial holding owned by the client, if less than 100% ExampleExample
- for % Accessible, enter the percentage of the property that is accessible to the client, if less than 100%
- for Inaccessible Reason, if the client cannot access the property, select a reason from the following dropdown list View/HideView/Hide

Property in Probate
- for Location Name, enter the name of the property's location
- for Address, enter the address of the property
- for Farming Terminated, enter the date when farming agreement terminated; if less than a year, the asset is countable
- for Signing Agreement, enter the date when the farming agreement was signed
- for Essential to Employment, if the property is essential to the client’s employment, select Yes, otherwise, select No; if you select Yes, the Type cannot be Burial Plot
- for Purchased Native American Funds, if the property was purchased with Native American funds, select Yes, otherwise, select No
- to get Countable Amounts, click Calculate; the system will calculate the countable amount for each program based on program rules and information entered for the asset on this page
- click Save to save the record
- to start entering information for a new record immediately, click Clear then go through steps 2-17

Note: Click Clear before saving a record to empty all of its fields quickly.

- to save the record, click Save
- click Next to save your entries or changes and go to the next page in the workflow, or
- click Finish to save your entries or changes and to exit the page and the workflow
